Izaac Bailon (Singh)
Director of Asset Management
Izaac serves as Director of Asset Management at Merritt Community Capital Corporation, where he has been a key contributor since joining in 2018. Currently leading the asset management team since 2022, Izaac oversees and implements strategy for Merritt’s LIHTC portfolio. His leadership ensures that Merritt’s investments deliver long-term value for both investors and communities, with a focus on optimizing property performance, maintaining compliance with tax credit regulations, and managing Year 15 dispositions.
With more than 15 years of experience in property and asset management, Izaac brings deep expertise in LIHTC program requirements, risk management, and portfolio strategy. His unique approach emphasizes proactive monitoring, transparent reporting, and strong partnerships with developers, property managers, and investors to strengthen portfolio resilience and social impact.
Izaac also directs training for Merritt’s Asset Management Specialist (AMS+) program, supporting the development of asset managers who are essential to the preservation of affordable housing. He holds a BA in Sociology from San José State University and an MBA from Pepperdine’s Graziadio School of Business, and also serves on the Board of Directors for the Consortium for Housing and Asset Management (CHAM) and the San Joaquin Valley Housing Collaborative.
